Developing an undeveloped lot presents unique challenges, especially when it comes to septic system installation. In Tollhouse, CA, we completed a septic installation that required careful planning, engineering, and collaboration with Fresno County to ensure compliance with local regulations.


Project Challenges and Site Constraints

This project presented several constraints that required innovative solutions:

  • Minimum Distance Requirements: The outermost edge of the leach field was exactly 100 feet from the well—the bare minimum allowed by code.
  • Unexcavatable Slope: On the opposite edge, the toe of a slope restricted excavation options, limiting available space.
  • Property Line Proximity: The building pad was located very close to the property line, requiring adjustments to accommodate setbacks.


To address these issues and gain county approval, we submitted multiple variance request letters:


  • Property Line Setback Variance: Ensuring compliance while making efficient use of available space.
  • Trench Spacing Variance: Allowing the leach field to function effectively within the limited area.


Fresno County worked closely with us throughout the process, and after careful review, all requests were approved.


Soil Testing and System Sizing

Before installation, we were required to excavate a 10-foot-deep inspection pit to:

  • Check for groundwater presence, ensuring the site was suitable for a septic system.
  • Analyze soil composition and percolation rates, which dictated the proper sizing and design of the system.


Site Improvements and Grading

In addition to the septic system installation, we enhanced the property’s usability by:

  • Regrading the building pad: Using the extra excavated soil, we extended the pad, creating more usable space.
  • Leveling the pad for parking and foundation preparation: This provided a solid base for future construction.
  • Improving driveway access: By reducing the steepness, we made entry to the site smoother and more accessible.
